Comforts of Home
page 16
2. The proposed use is or will be compatible with present and future land uses of
the area.
The location of buildings, landscaping, traffic generation, and access
locations are not compatible with present and future land uses in the area.
3. The proposed use conforms with all performance standards contained herein.
The application lacks sufficient information to determine if the project
conforms to standards for motor fuel stations. Architectural information
also is lacking, which is required for a planned unit development.
4. The proposed use can be accommodated with existing public services and will
not overburden the City's service capacity.
Sanitary sewer capacity exists to accommodate the project as proposed.
Preliminary analysis does not determine that the project is infeasible,
though additional information is necessary.
5. Traffic generation by the proposed use is within capabilities of streets serving
the property.
A traffic study of the development application demonstrates roadway
system breakdown at the study intersections if full development is
realized.
This review is based on the following submittals, received December 13, 2006:
1.
