Comforts of Home <br />Site Review <br />January 8, 2007 <br />Page 2 <br />3. Minimum of 18" separation and adequate insulation must be maintained for all sewer crossings. <br />4. Services must be shown. <br />5. Submit water test data for City review along with water pressure modeling for the proposed looping. <br />6. Hydrants and gate valves must be shown on plans. <br />7. Standard city details must be included in plan set. <br />8. Easement must be provided for a minimum of 10' on either side of watermain. <br />9. Maintenance Agreements must be established with all utilities. <br />10. Trees may not be planted within utility easements. <br />11. Detail of the Water Fountain must be provided for review (separate meter to be provided). <br />12. Water Trunkmain extension to be in accordance with Lino Lakes Water Comprehensive Plan. <br />Sanitary Sewer Comments: <br />1. Profiles shall be provided. <br />2. Rim and invert shall be provided for all structures. <br />3. Services must be shown. <br />4. Standard City details must be included in plan set. <br />5. Easement must be provided for a minimum of 10' on either side of utility. <br />6. Maintenance Agreements must be established with all utilities. <br />7. Minimum depth for sanitary sewer of 8' must be maintained. <br />8. Trees may not be planted within utility easements. <br />9. Final SAC determination shall be performed by the MCES for their review prior to issuance of <br />building permit. <br />Street Comments: <br />1. Typical street section must be provided to include width and slope dimensions. <br />2. Trail detail must be shown on plans <br />3. Proposed street width is less than City standard 32' (back of curb to back of curb). <br />
