Grandview Preliminary Grading, Utility, and SWPPP Plans submitted by Plowe Engineering, dated <br />May 14, 2007. <br />2. Grandview Drainage Calculations submitted by Plowe Engineering, dated May 14, 2007. <br />3. Geotechnical Report submitted by Braun Intertec Corporation, dated August 27, 2004. <br />• The following are significant issues that must be addressed prior to Preliminary Plat approval: <br />1. Submit a Geotechnical Report for review. The lowest floor elevation is required to be 4 feet above <br />the seasonal high ground water elevation. <br />05/23/07 The Geotechnical Report does not indicate the seasonal high ground water elevations for the <br />site, which is identified as the mottled soils or highest anticipated groundwater table. Provide <br />documentation indicating the seasonally high groundwater. <br />2. Provide detailed watershed maps at a legible scale. Include existing contours on the existing <br />conditions watershed map. <br />05/23/07 This item has been addressed. <br />3. Clarify why the watershed boundaries for subcatchments 1 and 2 differ between existing and <br />proposed conditions. <br />05/23/07 This item has been addressed. <br />4. Provide justification for the time of concentration values in the HydroCAD model under existing and <br />proposed conditions. <br />5. Since disturbed pervious areas are typically compacted during grading operations and will be restored <br />with topsoil, a curve number that corresponds to Type B soils should be used for all disturbed <br />pervious areas in the proposed conditions model. <br />05/23/07 This item has been addressed. <br />• 6. Existing and proposed rates may change due to modifications of the model based on comments 4 and <br />5 above.
