Main Street Village Page 2 July 17, 2007 <br />Preliminary Plat Review <br />City of Lino Lakes, Minnesota <br />• <br />4. The traffic patterns within the Phase I cause a number of issues. For instance, all of the drive thru traffic <br />from the McDonalds needs to exit past the front of the retail building. Driveways do not line up very <br />well. I am also concerned that at full development, traffic could back -up onto Otter Lake Road from the <br />entrance north of the Bank. The developer should consider some of the following ideas: <br />1. Build a round -a -bout at the intersection northwest of the Bank <br />2. Have the drive -thru at the McDonalds exit behind the retail building onto the slip ramp <br />driveway. <br />3. Restrict some of the driveway movements within the Phase I development. <br />4. Eliminate one or two driveways within the development. <br />Drainage Review: <br />1. See attached drainage review, dated July 17, 2007. <br />Additional Comments: <br />2. The traffic analysis was completed using the AUAR report assumptions for this area. The report <br />shows that the intersection of CSAH 14 and Otter Lake Boulevard will operate poorly in the year <br />2030, whether or not this development is built or not. <br />• <br />• <br />
