However, any immovable or <br />permanently fixed or attached furniture must be approved as part of the administrative <br />permit application. <br />We have no furniture information. <br />Additional off - street parking shall be required pursuant to the requirements set forth in <br />Section 3, Subd. 5 of this Ordinance based on the additional seating area provided by the <br />outdoor dining area. <br />No additional parking was added in the shared parking analysis for patio areas. <br />It may not be appropriate to do so on this project, though this is not yet <br />determined. <br />k. Refuse containers are provided for self - service outdoor dining areas. Such containers <br />shall be placed in a manner which does not disrupt pedestrian circulation, and must be <br />designed to prevent spillage and blowing litter. <br />We have no information. <br />It would be appropriate to require additional information about the outdoor seating areas. <br />However, as this project is a PUD, the outdoor seating areas can be approved using flexibility <br />from the strict provisions of the zoning ordinance. <br />ENVIRONMENTAL BOARD ACTION <br />Stormwater management was the focus of the Environmental Board discussion on July 25. <br />This included the importance of the design of the stormwater facilities, such as infiltration and <br />filtration features. In addition, the AUAR requirement for volume control must be addressed <br />in the project design. There also was consideration of revising the landscape plan to <br />substitute some tree species and ensure plantings in infiltration areas are appropriate. <br />The project was reviewed again on November 28. The comments are attached. <br />RECOMMENDATION <br />Open public hearing, take comment, continue public hearing to January 9, 2008. <br />This project is somewhat complex and requires a number of separate approvals. A number of <br />issue remain to be resolved before staff can recommend approval of the project. <br />The following should be addressed: <br />1. The complete data and analysis included in the peak parking analysis must be submitted to <br />ensure that the peak demand is less than the normally required number of parking stalls. <br />Square footages of retail area also must be submitted for the gas station. <br />
