The City is looking into the possibility of a trade off <br />due to the limit of the number of accesses allowed. Mr. Smyser stated the one access <br />will, however, be able to accommodate the traffic. He stated the site is tricky and it will <br />be a challenge. <br />Chair Schaps declared the public hearing open at 7:12 p.m. <br />Mr. Bill Fogerty, Fogerty Investment, came forward and stated the site plan has been <br />delayed however, the rezone came forward due to purchase agreement options with the <br />property owner. He stated he is looking at three separate buildings with possibly a fourth <br />building to buffer the freeway. He stated he is working with the County regarding the <br />driveway. <br />Mr. Powell added he is optimistic that a trade off regarding the accesses will occur. <br />Mr. Dunn made a MOTION to close the public hearing at 7:15 p.m. The MOTION was <br />supported by Mr. Schilling. Motion carried 4 -0. <br />Mr. Dunn stated the rezone does not present a problem in the <br />compatible. He stated traffic is a concern. No <br />comments from the clinic have been received. <br />Mr. Dunn made a MOTION to approve the rezone based on the following findings: <br />1. The rezoning is consistent with the Comprehensive Plan. <br />2. The rezoning is compatible with present and future land uses in the area. <br />3. All site plans will be required to meet zoning and building code standards. <br />4. Uses allowed in the LI District can be accommodated with existing public services. <br />
