The development
does face issue the City is beginning to face. He stated the City should not lose sight of
the fact that townhomes are needed somewhere in the City. Nice townhomes can be
integrated into developments.
He also stated the City should not lose sight of the City's desire to put a large park at
County Road J and Centerville Road. Because of that development, maybe a smaller park
in this area will be acceptable for the residents. Mitigation with the Park Board needs to
be held to resolve this issue. He indicated he likes what he sees regarding the
development.
Mr. Trehus stated the development is a big step in the improvement of existing
subdivisions of sewered property. He noted the lots are more valuable when open space
preservation is achieved. He stated the City can ask for more open space from developers
as a result in the lots being more valuable. He added that sometimes the smaller lots sell
for more than the larger lots. The City needs to get mileage from that and use to their
advantage.
Mr. Dunn stated there are good sites in Lake Elmo to visit.
area across the street has cluster homes that are unsewere
being used. The City may want to consider that optio
for 20 years. The developer, Mr. Bob Engstro
Mr. Schilling noted the concept of d 1
City does not lose sight of that.
Acting Chair Johns.
$200,000 - $300,00
Willow Glen in Sho
are very attractive.
O as larger lots. The
al sewer system is
t at will not be sewered
helpful to Lino Lakes.
an intriguing concept and he hopes the
t limiting the concept to those who can afford
ere i a huge opportunity for higher density housing.
e ar- o story homes with zero lot line went very quickly and
developer with creativity to construct a village of higher density
with more open space would also be very attractive.
C. American Legion - Zoning Discussion
Mr. Smyser stated Council Member Neal is searching for a site for a new American
Legion in Lino Lakes. Council Member Neal has proposed that the City sell the existing
Police Department building to the Legion. The Legion would renovate the building,
including additional space and a new brick facade.
There are two main issues. One is the Zoning Ordinance currently does not provide for
an American Legion with a liquor license. This could be corrected by amending the
Ordinance. The real question is: Which zoning district is appropriate for a land use such
as the American Legion.
