Planning & Zoning Board <br />March 11, 1998 <br />Page 12 <br />Staff recommended, however, that these two new parcels be more consistent with the <br />adjoining parcels in lot width, suggesting that Parcel B be increased in size by <br />approximately 15 to 20 feet. This would also allow for a future 60 -foot roadway and <br />145- foot -deep lots fronting this future roadway, should this area develop into an urban <br />neighborhood. <br />Approval was recommended, pursuant to the following conditions: <br />1. The surveyor determines that there is at least 20% upland on both Parcel A and <br />Parcel B. <br />2. Drainage easements as provided over any and all wetland on both parcels. <br />3. Parcel B be increased in lot width to be consistent with the adjoining parcels. <br />4. Parcel B be attached to the 10 -acre parcel southerly of this site. <br />Chair Schaps requested clarification that this request is to equal lot sizes. Ms. Wyland <br />responded in the affirmative. She added that the reason one lot is smaller is due to the <br />drain field, but that it could be expanded elsewhere should development become an issue. <br />Mr. Dunn asked about existing utilities. Ms. Wyland explained that a water line extends <br />down Cedar Street, but that no sewer is planned. The parcels are currently on septic <br />systems. <br />Pete Nadeau, 6644 Cedar, indicated that he approves of splitting the lots equally. <br />Warren Solheid, owner of Lots A and B, also expressed favor with the proposed lot split. <br />Mr. Johnson made a MOTION to approve the minor subdivision for Pierre Nadeau, 2068 <br />Cedar Street, pursuant to the conditions presented, and was supported by Mr. Dunn. <br />Motion carried 6 -0. <br />VI. DISCUSSION ITEMS <br />A. Lake Business Park - Concept Plan <br />Mr. Kirmis commented on the Lake Business Park Concept Plan, located south of <br />Interstate 35W and west of Lake Drive. This project is within the Town Center area, <br />overlaying approximately 35 acres of land, and calls for the creation of 11 lots ranging <br />from approximately 1.7 acres to approximately 4.0 acres in size. The subject site lies <br />within Planning District 1 (Town Center), and is subject to the applicable architectural <br />guidelines. <br />Mr. Kirmis explained that access has been adjusted to align with a future anticipated <br />access to the west.
