A grading plan be reviewed and approved by the City Engineer. <br />2. Permits be obtained from the Rice Creek Watershed District, if required. <br />3. A wetland delineation be prepared prior to final plat approval. <br />4. A park dedication fee be submitted based on the requirements of the City <br />subdivision ordinance. <br />5. A developer's agreement be signed and financial guarantees posted as <br />recommended by the City Engineer prior to final plat approval. <br />6. A determination is made as to the adequacy of depth for Lot 5. <br />With respect to the rezone, Ms. Wyland explained that this request should apply to all of <br />Lots 1, 2, 3, and 4 of Block 2, Arthur E. Thom Addition, and Lots 47 and 48, Block 1, <br />Arthur E. Thom Addition, as it meets the requirements of the City's zoning ordinance. <br />Ms. Wyland added that the request for allocation of interim MUSA reserve also applies to <br />the aforementioned lots, and would total 5.8 gross acres. She stated that the subject <br />property meets the criteria established for allocation of interim MUSA reserve. <br />Mr. Johnson asked about the apparently insufficient depth of Lots 47 and 48. Ms. <br />Wyland explained that there are homes already existing on these lots. <br />Mr. Herr requested clarification regarding adequate depth for Lot 5. Ms. Wyland <br />explained that this lot meets minimum area requirements. <br />Connie Grundhofer, 235 Linda Avenue, asked how this project would effect her property. <br />Ms. Wyland indicated that there should be no direct effect unless there arose the need to <br />connect to City utilities. <br />A resident then asked if the rezoning would allow for her to subdivide. Ms. Wyland <br />responded that it would. She inquired as to the responsibility for utility hookups in that <br />event, and Ms. Wyland explained that the property owner would be responsible for these <br />hookups. <br />Ms. Bruner asked about treatment of wetlands. Ms. Wyland explained that official <br />wetland delineation would be required. <br />• <br />
