Planning & Zoning Board
June 10, 1998
Page 3
• shows limited access to Lake Drive. Mr. Brixius stated that he would like the following
•
questions answered:
1. How will the houses integrate with Highland Meadows?
2. What are the future options for redevelopment of Single Family Housing to the
south and east?
3. How will the site be designed to buffer the Single Family Housing to the north?
4. What level of amenities are being offered?
5. What type of Medium Density Housing is being proposed?
Chair Schaps stated that Mr. Brixius needed more information before he could make a
recommendation. Mr. Brixius stated that he has not yet received the information he asked
for at the May, 1998, Planning and Zoning Board meeting.
Mr. Kerber stated that if the property is not rezoned North Suburban Development will
not purchase any more property.
Mr. Brixius stated that the City needs to know that other properties have been considered
regarding the rezone.
Mr. Kerber stated that they have already provided what Mr. Brixius is asking for
regarding all properties on the south side of 79th Street. Single Family Housing will be
developed on that portion of the property. Single Family Housing will be a nice blend for
the neighborhood.
Chair Schaps stated that there seems to be much disagreement between the applicant and
Mr. Brixius.
Mr. Kerber stated that is because he does not know how to provide Mr. Brixius with any
more information. If North Suburban Development proposes three different options, and
the property is not rezoned or they do not purchase the property, those options are
useless. The purchase agreements are contingent on a rezone. Any development plans
will still conform to City codes.
Mr. Johnson asked why the maps provided show different street alignments. Mr. Kerber
indicated different options are being presented due to ownership of property.
Chair Schaps asked if it is common to review a rezone proposal and the site plan at the
same time. Mr. Brixius stated that is common. The zoning needs to be consistent with
the Comprehensive Plan. His concern goes beyond the property that the applicant owns.
