• <br />• <br />• <br />PLANNING & ZONING BOARD <br />May 10, 1995 <br />Chair Schaps reconvened the meeting at 8:38 p.m. <br />F. 95 -17 -C, PUBLIC HEARING, Rehbein Transit, 6298 <br />Hodgson Road, Conditional Use Permit & Site Plan <br />Review <br />Chair Schaps OPENED the Public Hearing at 8:40 p.m. <br />Planning Coordinator Wyland briefly reviewed the request <br />for a Conditional Use Permit and Site Plan Review to <br />allow the construction of a 24,075 square foot metal <br />sided pole barn for the storage of buses. <br />Ms. Wyland indicated City Staff would recommend approval <br />of the application with the following conditions: <br />1. Proper building permits be obtained prior to <br />construction. The Fire Chief has reviewed the <br />plans and indicated that a sprinkler system will be <br />required for the new building. <br />2. All buildings on site must be coordinated to <br />color scheme and brick treatment. Plans to be <br />submitted at time of building permit review. <br />3. A 15 foot easement for trail purposes is to be <br />provided along the front property line connecting <br />with the Fox Trace Trail immediately south of the <br />Rehbein Transit Site. The trail shall be graded <br />and rocked per City Trail standards. The City will <br />provide bituminous surfacing in the Fall of 1995. <br />4. Landscaping shall be reviewed and approved by <br />the City Forester prior to issuance of building <br />permits and shall include treatment of the fuel <br />area and front property line. The plan shall be <br />modified to provide screening that coordinates with <br />the trail system. It is suggested that plantings <br />be grouped rather than evenly disbursed. <br />5. The additional parking area noted on the plan <br />dated 5 -26 -94 shall be provided with a dustless, <br />durable surface (gravel is acceptable). <br />6. Grading of the site shall be reviewed and <br />approved by the City Engineer. Future increases in <br />impervious surfaces shall require review and <br />approval of the City Engineer. <br />7. Timing of the proposed construction must be <br />coordinated with the trunk watermain project to be <br />constructed this summer. <br />Mr. Schones inquired about the trunk water main. Ms. <br />Wyland indicated the east side of Hodgson Road will be <br />torn up. Mr. Powell indicated there is a temporary <br />easement the City would like to maintain until all the <br />improvements are completed. <br />10 <br />
