Ms. Wyland indicated sewer is not <br />available, just water. <br />Mr. Gelbmann indicated screening is critical for this <br />project. Ms. Wyland indicated Staff has given the <br />applicant various suggestions and the applicant will be <br />working with Staff on the landscape plans. <br />Mr. Gelbmann inquired if there would be berming along <br />Highway 49. Mr. Powell indicated a two to three foot <br />berm could be accomplished. <br />Mr. Robinson inquired if improvements to Highway 49 are <br />planned in the near future. Mr. Powell indicated some <br />improvements are set for this year. <br />Al Robinson made a MOTION to CLOSE the Public Hearing and <br />was supported by Tom Mesich. All voted aye. Motion <br />carried. The Public Hearing was CLOSED at 8:53 p.m. <br />Chair Schaps requested to add condition number eight: <br />8. A berm be constructed along Highway 49 <br />conforming with the ditch and topography of the <br />area. <br />Al Robinson made a MOTION to approve application 95 -17 -C, <br />PUBLIC HEARING, Rehbein Transit, 6298 Hodgson Road, <br />Conditional Use Permit & Site Plan Review including all <br />eight stated conditions and was supported by Bill <br />Johnson. All voted aye. Motion carried. <br />E. 95 -16 -S, Marshan Condominiums, Lake Drive /Aqua Lane, <br />Site Plan Review <br />Planning Consulting Brixius briefly reviewed the request <br />for site plan approval of a 112 unit town home <br />development entitled Marshan Lake Condominiums. <br />Mr. Brixius also noted that the subject property is zoned <br />R -4, High Density Residential and lies within the <br />Shoreland Overlay District of Marshan Lake. R -4 District <br />provisions list multiple family dwellings such as that <br />being proposed as permitted uses. <br />Mr. Brixius indicated his office recommends approval of <br />the Marshan Lake Condominium site plan subject to the <br />following conditions: <br />1. Typical building plans (floor plans and <br />elevations) are submitted for City review and <br />approval. The submission of such plans is <br />necessary to determine compliance with City height <br />and dwelling unit area requirements. <br />11 <br />
