PLANNING & ZONING BOARD <br />May 10, 1995 <br />• <br />• <br />• <br />2. Either buildings /off - street parking areas or <br />the proposed loop street right -of -way are relocated <br />such that all applicable 30 foot front yard <br />setbacks are satisfactorily met. If such options <br />are not viewed as viable, a setback variance may be <br />pursued. <br />3. The City Engineer provide comment/ <br />recommendation in regard to street construction <br />standards, street lighting and signage. <br />4. The Fire Chief provided recommendation in <br />regard to preferable fire hydrant locations. <br />5. No off - street parking is to be allowed along <br />the development's private parking area drive <br />aisles. <br />6. The site plan is revised to designate required <br />handicap parking stalls. <br />7. The City Park Board provided <br />comment /recommendation in regard to the adequacy of <br />the proposed park land dedication. <br />8. A landscape plan is submitted which identifies <br />the location, variety and size of all proposed <br />plantings. Special emphasis (landscaping <br />treatments) should be place along the site's <br />northern and western borders. <br />9. The site plan could be revised to either <br />relocate structure #11 within the confines of the <br />subject site or the property exception be aided to <br />the proposed development site via minor <br />subdivision. <br />10. If applicable, the site plan is modified to <br />identify all trash handling locations. <br />11. The applicant submitted a snow removal plan <br />which identifies snow storage areas upon the <br />subject site. <br />12. The grading /drainage and utility plan is <br />subject to review and approval by the City <br />Engineer. <br />13. Detailed plans for the proposed lake access <br />(i.e., docks) are submitted subject to City review <br />and approval. <br />14. If any outdoor activities (i.e., lake access, <br />tennis courts, swimming pool, etc.) are proposed <br />upon the subject site, detailed plans for such <br />activities be submitted subject to City review and <br />approval. <br />15. Any covenants governing the use of the <br />property's open space (i.e lake access) be subject <br />to City review and approval. <br />16. All signage erected upon the site comply with <br />applicable provisions of the City's Sign Ordinance. <br />17. The applicant enter into a development <br />agreement with the City which provides an assurance <br />that all proposed improvements will be completed <br />within a time frame specified by the City. <br />12 <br />
