• <br />• <br />PLANNING & ZONING BOARD <br />May 10, 1995 <br />18. Comments from other Staff. <br />Chair Schaps inquired if the applicant had asked for a <br />review from the Park Board. Mr. Brixius indicated they <br />had gone before the Park Board who recommended approval <br />of 3 acres of park land, a trail along the lake side, <br />grading of the park, and grading of a trail along Aqua <br />Lane. <br />Mr. Schones expressed concern that there might be large <br />piles of dirt on the site for long periods of time, as <br />with the other development of this developer. Mr. <br />Brixius assured the Board that this would be monitored. <br />Mr. Powell also indicated grading would be minimized to <br />prevent this concern. <br />Mr. Gelbmann inquired as to the open space. Mr. Brixius <br />indicated there is 75% open space. <br />Mr. Mesich inquired if the site plan review covered the <br />entire site, or can the applicant come back and request <br />a change to add more homes. Mr. Brixius indicated they <br />could come back, but there would be a number of standards <br />the site would have to meet. <br />Chair Schaps inquired as to how many more units could be <br />built. Mr. Brixius indicated he had not researched this. <br />Mr. Bill Johnson expressed concern for the request of <br />approval with outstanding questions. <br />Mr. Kirk Corsan, briefly reviewed the site plan. He <br />indicated there would be approximately 110 feet between <br />the single family development to the north and the <br />nearest condominium in this development. <br />Mr. Corsan indicated the applicant has met with the DNR <br />and this is the maximum allowed by the DNR, unless <br />additional sites were purchased. <br />Chair Schaps inquired as to how long it would take Staff <br />to review and identify how many units could possibly be <br />added. Mr. Brixius indicated not very long, but the site <br />indicates there would be 25% available to develop. <br />Mr. Corsan indicated the applicant would like to retain <br />the right to put a dock in so those owners could have <br />access to the lake. This access would be for canoe use <br />only. <br />Discussion was held regarding the dock. <br />Mr. Brixius indicated under condition number 15, it could <br />be expressed to limit access solely to the Home <br />13 <br />
