Screening to match building shall be provided for rooftop heating /ventilating equipment. 11. All drainage, utility and grading plans shall be submitted for review and approval by the City Engineer. 12. Access to the site shall be provided by one shared access drive. The developer shall sign a "shared driveway agreement" prior to occupancy. 13. A development agreement shall be signed by the developer and made a part of this site plan review. Planning Coordinator Wyland noted the City Staff and the EDAB Board have reviewed this request and would recommend approval with the outlined conditions. Mr. Richmann outlined the project, detailing the materials proposed for construction. Chair Schaps inquired if the developer has had any commitment for spaces in the building as of yet. Mr. Richmann stated there has been interest, but they did not want to finalize any action until receiving City approval. Mr. Robinson indicated on the site plan only 47 parking spaces have been noted, and the requirement would be 50 spaces. Mr. Richmann indicated this issue has been resolved and additional spaces have been gained to meet the requirement. Mr. Schones inquired as to the green space, is it 105 or 25 %. Mr. Richmann indicated the requirement is 10 %, but the project is actually at approximately 20% to 25 %. Mr. Mesich asked about a lighting plan. Mr. Richmann indicated a lighting plan will be submitted to Staff, the developer would like the lighting to be congruent with the others on Apollo Drive. Ms. Wyland noted the lighting requirement is minimal and can be achieved with Staff review. Mr. Johnson inquired as to where the sign would be. Mr. Richmann indicated the monument sign plan is usually submitted to Staff at a later date. Mr. Wessel indicated a sign permit is required, so the size, etc. will be reviewed prior to issuance. Chair Schaps request to add condition number 14: 14. Lighting requirement be fulfill prior to a building permit being issued.
