• <br />• <br />• <br />PLANNING & ZONING BOARD <br />August 9, 1995 <br />School District will be required to rezone the newly <br />acquired parcels and obtain a conditional use permit to <br />allow construction of the new school. <br />Mr. Brixius indicated staff recommends approval of the <br />minor subdivision request with the following conditions: <br />1. The narrow strip of property to the east on <br />Parcel B should be added to the parcel directly <br />south of it to avoid confusion should the piece be <br />split at a future date. These lots are currently <br />two separate parcels of record owned by Mr. Leonard <br />Thoeny. <br />2. The Park Dedication fee shall be waived on this <br />minor subdivision. <br />3. Parcel G is not included in this request as it <br />is a separate parcel of record and no subdivision <br />is required. <br />4. After conveyance of land, the School District <br />will combine all parcels and supply a revised <br />survey illustrating one parcel. <br />Chair Pro -tem Robinson asked about the discrepancy of two <br />feet in the survey. The applicant indicated he is unsure <br />how the discrepancy occurred, the stakes have been moved <br />several times. <br />Chair Pro -tem inquired if the School District will be <br />utilizing the strip of narrow land. The applicant <br />indicated they are in negotiation to acquire the land <br />east of these parcels. Also the School District is <br />completing acquisition of land to the north near the <br />industrial park. Chair Pro -tem Robinson indicated the <br />desire of the Economic Development Committee is to keep <br />that area industrial. <br />Mr. Herr inquired if the School District did not obtain <br />the land to the east, what would they do. The applicant <br />indicated he was unsure, but believed no one would want <br />to live in the middle of the school's property. The <br />School District would own property to the north, east, <br />south and west of that parcel. <br />Chair Pro -tem Robinson reiterated the Board's concern <br />with the parcels being combined into School District <br />property, due to no street access. The applicant <br />indicated it would be the desire of the School District <br />to combine all the parcels. <br />Mr. Mesich inquired if rezoning would be necessary. <br />2 <br />
