• <br />• <br />PLANNING AND ZONING MEETING <br />April 12, 1989 <br />Lakes. Because of the availability of sewer, there has been <br />a considerable amount of interest by other landowners in <br />subdividing their property. <br />Ron Stahlberg, the City Engineer, and John Miller, City <br />Planner followed the street plan adopted by the P &Z board <br />months ago in their discussions with the landowners. Ron <br />Stahlberg has been working with the developers of Rohavic <br />Oaks about resubdivision of some of their larger lots <br />adjacent to Linda Avenue. There has been some concern about <br />the land located west of the present Linda Avenue. <br />Before proceeding with a Preliminary Plat, the property <br />owners are asking the Planning and Zoning Board to review the <br />design. <br />The Planning and Zoning Board received a sketch of the <br />proposed subdivision. The sketch follows the concept plan, <br />but is slightly rectilinear. The landowners feel that it <br />will provide them better use of their land. <br />A 30' setback is platted in for the proposed street. <br />The problem the board saw was that transmission poles may be <br />in the way. In order to miss the poles, the board felt that <br />the proposed street should be moved over 10 feet. There is <br />approximately 33' north of the transmission poles, and 30' <br />south of the transmission poles. <br />Pete Rosenthal addressed the board. He stated that the <br />street shown on the concept plan follows the water works <br />road, and he doesn't want it. Ron Stahlberg stated that a <br />catch basin will be installed for drainage purposes. <br />After further discussion a motion was made. <br />MOTION: Alan Irwin moved to approve a Concept Plan for Linda <br />Avenue Area with the suggestion that the preliminary plat <br />include these concerns: <br />1. That enough land be dedicated south of the <br />transmission poles to allow for an adequate street <br />width. <br />2. A road easement be provided for Linda <br />Avenue on the land north of lot 17 <br />3. That enough allowance be made for a future road to <br />be extended southeasterly down the vacated water <br />works right —of —way. <br />410 Fred Chase seconded the motion, and the motion was approved <br />unanimously. <br />John Miller stated that 75% of the homes have to be developed <br />Page 2 <br />
