• <br />PLANNING AND ZONING MEETING <br />May 10, 1989 <br />MOTION: Alan Irwin moved to recommend to City Council <br />approval of Preliminary Plat for Rohavic Oaks Second <br />Addition, Application #89 -23, contingent upon meeting the <br />city engineers recommendations. It was moved to change the <br />name of Town Road and Linda Avenue, and the north -south <br />connection road to White Pine Road. <br />Mr. Crohn seconded the motion, and the motion was approved <br />unanimously. <br />9:50 p.m. Elmer Crohn removed himself from the board. <br />REQUEST FROM ELMER CROHN FOR A MINOR SUBDIVISION AND A <br />VARIANCE FOR LAND HE OWNS ADJACENT TO MAIN STREET. <br />APPLICATION #89 -19, #89 -22. <br />Elmer Crohn is working at subdividing the 120 acre parcel he <br />purchased north of Main Street. At issue with the <br />subdivision is the extension of sanitary sewer to the <br />property. The applicant and several of his neighbors have <br />petitioned for the utilities and the city engineer has <br />completed a feasibility report for the area. <br />The applicant wishes to subdivide approximately one acre from <br />410 the parcel. The parcel has a pole building with access to <br />Main Street. This parcel would not interfere with <br />subdividing the remaining 119 acres. <br />Elmer Crohn stated that if this parcel was to have utilities <br />available, he would remove the pole building. In the <br />meantime, if sewer cannot be installed to this area, the pole <br />structure wouldn't be a problem. <br />After further discussion a motion was made. <br />MOTION: Mr. King moved to recommend to City Council approval <br />of a request from Elmer Crohn for a Minor Subdivision, <br />application #89 -19 adding that this is an intermediate step <br />towards Mr. Crohn's subdividing. <br />Mr. Chase seconded the motion, and the motion was approved <br />unanimously. <br />Variance Request: <br />Mr. Crohn requires a variance from the 2 1/2 acre minimum lot <br />size in the SR -X zoning district. All minimum setback <br />requirements will be met. <br />Mr. Crohn is requesting an undersized lot pending the arrival <br />• <br />of city sewer and water. City Planner suggests this is a <br />unique situation, and an intermediate step until he has the <br />option to develop his land. <br />Page 10 <br />
