• <br />PLANNING AND ZONING MEETING <br />May 10, 1989 <br />Mr. Miller added that the applicant has shown good faith in <br />the development of his land. He has petitioned for sewer and <br />he has exhibited patience in waiting for the city to extend <br />the utilities to his land. <br />MOTION: Mr. Robinson moved to recommend to City Council <br />approval of Elmer Crohn's request for a Variance, Application <br />#89 -22 for a substandard size lot and the board feels that <br />the six findings of fact have been met. <br />Sally Kuether seconded the motion, and the motion was <br />approved unanimously. <br />The board was concerned about the use of the pole barn. Mr. <br />Crohn stated that he would just lock up the pole barn and let <br />it sit there. He agreed not to rent or use the pole barn. <br />Once development of the subdivision occurs, the building will <br />be removed. <br />City staff will contact Bill Hawkins, City Attorney, and find <br />out the legal view point regarding the assessments once city <br />sewer does reach this area. Staff feels that if Mr. Crohn <br />has petitioned for sewer now, the new owners will have to <br />adhear to that, and be required to hook up. <br />110 Findings will be submitted to the Planning and Zoning Board. <br />REVIEW OF CONCEPT PLAN FOR LAURENE STREET AREA. (ORAL REPORT <br />BY RON STAHLBERG). <br />Paul Howard submitted a proposal to the P &Z board requesting <br />a rezoned to allow for an expansion of the Baldwin Lake <br />Trailor Court. This request was denied. <br />Ron Stahlberg prepared layouts of the area bounded by T.H.49, <br />Linda Avenue, Laurene Ave, and Baldwin Lake Mobile Home <br />Trailer Court. He has met with several of the affected <br />property owners. <br />Paul Zak objected to an east -west road connecting Laurene to <br />Highway 49 because it would be very close to his home. He <br />prefers a cul -de -sac with an exit on T.H. 49 and no <br />connection to Laurene. <br />The Planning and Zoning Board was in favor of this alternate. <br />REVIEW OF CONCEPT PLAN FOR LARRY PRIEM PROPERTY ON 77TH <br />STREET NEAR COUNTRY LANE <br />Larry Priem owns a parcel of land that is 165 feet wide and <br />• <br />1320 feet deep. Mr. Priem has a single - family residence <br />located near 77th Street. <br />Mr. Miller feels that the ideal lay -out of the land would <br />Page 11 <br />
