Land swaps would be required to fully <br />utilize Priem's land, the rear yards of the Carole's Estates <br />homeowners, and the rear yards of the Mar -Don Acres. <br />In trying to promote this better utilization of scarce land, <br />Ron Stahlberg, Laura Elken and John Miller met with the <br />Priems and his neighbors. There was little interest in <br />working with Priem to subdivide. <br />Mr. Priem approached the board with a proposal to subdivide <br />his land. <br />His proposal shows nine single - family lots with a minimum <br />width of 146 feet and a depth of 104 feet. This would leave <br />a 60 foot right -of -way for the road plus a one -foot outlot <br />between the road and Priem's neighbors to the east. <br />The board felt this was a feasible design. <br />Mr. Crohn abstained. <br />CONSIDERATION OF A CONDITIONAL USE PERMIT FOR ROBERT SIMONSON <br />FOR A GARAGE AT 8121 LAKE DRIVE. (OLD LUTHER'S BLDG.) <br />APPLICATION #89 -21). <br />The applicant wishes to move his auto repair business from <br />8121 Lake Drive to the vacant Luther's Marine building at <br />7860 Lake Drive. <br />The land is zoned "GB" General Business. <br />The Zoning Ordinance requires that the city make the <br />following findings: <br />1. Will not be detrimental to or endanger the public <br />health, safety, morals, comfort, convenience or <br />general welfare of the neighborhood or the city. <br />2. Will be harmonious with the general and applicable <br />specific plans and policies of the Comprehensive <br />Plan of the city and this ordinance. <br />3. Will be designed, constructed, operated, and <br />maintained so as to be harmonious and appropriate <br />in appearance with the existing and /or intended <br />character of the general vicinity and will not <br />change the essential character of that area. <br />4. Will be served adequately by essential public <br />facilities and services, including streets, police <br />and fire protection, drainage structures, refuse <br />disposal, water and sewer systems, and schools; or <br />will be served adequately by such facilities and <br />services provided by the persons or agencies <br />Page 12 <br />
