• <br />• <br />• <br />PLANNING AND ZONING MEETING <br />May 10, 1989 <br />Application #89 -11, and Application #89 -20. <br />Alan Irwin 2nd the motion, and the motion was approved with <br />Mr. Crohn abstaining. <br />Keith Eibensteiner stated that the homes built in this <br />subdivision range from $90,000 to $130,000, and felt the area <br />would look better as the original plat shows. The plan now <br />shows 90 - 100 feet between houses, the bigger the lot, the <br />more room they would have for clutter, and he feels it may <br />look more uniform with the smaller, original planned lots. <br />MOTION: Fred Chase moved to recommend to City Council <br />approval of the preliminary plat of Parkview Estates, <br />Application #89 -11 contingent upon eliminating one lot in <br />Block 3, Lots 1 thru 5, one lot in Block 1, Lots 1 thru 5, <br />and one lot in Block 1., Lots 6 thru 10, and all lots must <br />conform to no less than the minimum size. In addition, Lots, <br />6,7,8,9,10,11 & 12 of Block 3 be reduced from 83' wide to 80' <br />wide, and Lot 13 of Block 3 be changed to 104' wide. Also <br />approval is contingent upon the applicant meeting the <br />requirements set by the City Engineer per his letter dated <br />May 3, 1989 as follows: <br />Preliminary Plat <br />1. A 20 foot utility easement should be dedicated <br />between Lots 7 and 8, Block 3, for the purpose of <br />providing sewer and service to the existing home <br />east of Glenview. The developer's surveyor should <br />locate the existing well and septic system and show <br />this on the preliminary plat. <br />2. A 20' utility easement should be dedicated between <br />Lots 14 and 15, Block 2, for the purpose of <br />constructing a trunk watermain. <br />3. A 30 foot utility easement should be dedicated <br />between Lot 9 and 10, Block 2, for the purpose of <br />construction of sewer and water service to the park <br />shelter in Sunrise Park. <br />4. The proposed Second Avenue right -of -way does not <br />match the existing Second Avenue right -of -way <br />within the Sunrise Meadows Plat. A similar <br />situation exists within Sunrise Meadows. There <br />were no provisions made for street dedication when <br />Ulmer's Rice Lake Addition was platted; therefore, <br />Second Avenue (Rice Lake Drive) is not centered on <br />the east boundary line. The proposed plat <br />dedicates 33 feet for Second Avenue and will <br />require additional right -of -way from the property <br />to the east. <br />5.
