•
•
PLANNING AND ZONING MEETING
May 10, 1989
west roads within the plat.
6. The proposed lot widths for Lots 1 and 10, Block 1;
and Lot 5, Block 3, do not meet the requirements
for corner lots.
7. There is no area given for the drainage and utility
easements in Lot 14, Block 3. TKDA recommends
that all of the area below the 890.5 elevation be
shown as a drainage easement.
Grading Plan
1. Approximately 4,000 square feet of Lot 13, Block 3,
is in the 100 -year flood plain and will be filled.
Necessary permits from the DNR or the Corps of
Engineers will be the responsibility of the
developer.
2. The intersection of Glenview Drive and Glenview
Lane should be revised for drainage to the catch
basins adjacent to Lots 11 and 12, Block 3.
3. Storm sewer construction within Second Avenue,
adjacent to the two 1.25 acre lots is not feasible
because the soil borings in this area indicate
approximately 17 feet of muck. Acquiring a
drainage easement from the Billek property to the
east will be necessary.
Utility Plan
1. Proposed utilities for Sunrise Park should be shown
between Lots 9 and 10, Block 2.
2. The proposed sanitary sewer line on the northern
most east -west road should be extended to the west
to provide service to Lot 17, Block 2; and Lot 10,
Block 1.
3. The proposed 16" DIP watermain should be shown
extending from the bubble cul -de -sac to the west
between Lots 14 and 15, Block 2.
Alan Irwin amended the motion by adding:
Block 2 be reduced by one lot to allow for a walkway and
extra width on the road.
410 Al Robinson Seconded the motion.
Charles Prokop amended the motion by adding:
Page 7
