Lot 1, Block 1 does not meet current design <br />standards for R -1X Zoning, however it is adjacent <br />to existing Lot 1 of Lakes Addition No. 3 on <br />Crystal Court which has previously been reviewed <br />and accepted by the Lino Lakes City Council. <br />8. Lot 20, Block 1 does not meet current design <br />standards after the area shown as a drainage <br />easement is subtracted from the total lot area. <br />9. The lot width and the corner lot width for R -1 <br />zoning are listed on the Plat Development Data as <br />75' and 95'; the current requirements for R -1 <br />zoning are 80' and 105' respectively. The 75' and <br />95' dimensions meet the requirements of the old <br />ordinance. <br />10. The utility and trail easement going through Outlot <br />A should be widened to 60 feet to allow for <br />construction of watermain and sanitary sewer <br />forcemain and future street. <br />The Planning and Zoning Board recognizes that Lots 1, 2, and <br />3 of Block 1 will be included in the R -1 Zoning District, and <br />Lots 1, and 2, of Block 2 will be included in the R -1X Zoning <br />District. <br />Mr. King seconded the motion, and the motion was approved <br />unanimously. <br />Note: Rezoning of the above mentioned lots will be an agenda <br />item in July. <br />8:19 p.m. CONSIDERATION OF DEVELOPMENT PLAN FOR JUSTIN HOME <br />BUILDERS TO CONSTRUCT TOWN HOUSES NEAR ELM STREET AND I -35W, <br />APPLICATION #89 -14. <br />At the Planning and Zoning meeting in April the board <br />reviewed the Concept Plan and recommendations were made to <br />rezone the land to R -3 multiple family and to R -5 Planned <br />Unit Development.
