All green and landscaped areas be served with <br />underground irrigation system. <br />8. Construction of a tot -lot be completed with <br />climbing and other low -risk, low - liability <br />equipment. <br />9. Project not be phased. <br />10. Separate utility hook -ups be required for each <br />resident. <br />11. Household trash be stored in garages. <br />12. City approval of rezoning to R -5 Planned Unit <br />Development, and of a final plat for the property. <br />After considerable discussion a motion was made. <br />MOTION: Mr. Chase moved to recommend to City Council <br />approval of the Development Plan for Willow Ponds, <br />Application #14, including the conditions as outlined by Mr. <br />Miller, with the exception of #10 being stricken. Approval <br />is considered based on Mr. Stahlberg's recommendations as of <br />the June 13th meeting with Merilla & Associates. Approval is <br />contingent upon additions of these items: <br />Homeowners Agreement be submitted with final development <br />plan Council review and approval. <br />Setback on Elm Street be 40' as required by the City <br />for Collector Streets. <br />Mr. Robinson seconded the motion, and the motion was approved <br />unanimously. <br />9:30 p.m. CONSIDERATION OF PRELIMINARY PLAT FOR WILLOW <br />PONDS, APPLICATION #89 -13. <br />MOTION: Mr. Chase moved to recommend to City Council <br />approval of the Preliminary Plat for Willow Ponds, <br />Application #89 -13, with the same conditions as the above <br />motion for the Development Plan.
