• <br />• <br />PLANNING & ZONING MEETING <br />October 11, 1989 <br />Fred Chase seconded the motion and the motion was approved <br />unanimously. <br />8:40 - five minute recess <br />8:46 - meeting was called to order. <br />REVIEW OF CONCEPT PLAN FOR MISTY GLEN SINGLE- FAMILY <br />SUBDIVISION LOCATED ON THE MOREHOUSE PROPERTY EAST OF LAKE <br />DRIVE ON 79TH STREET. <br />The board was presented with two concept plans for Misty Glen <br />Subdivision. Al Schrader is the developer. This is the <br />former Jack Morehouse property. The site is located <br />approximately one quarter mile south of Main Street and near <br />79th Street and Lake Drive. <br />Al Schrader emphasized plan B as the plan he would best like <br />to develop. <br />There is a 90 foot wide easement from the electric company <br />that no structures can be built on running west to east <br />through the development. There are two power poles on the <br />easement. It was the park board's wishes to install a trail <br />system on this easement. <br />The Morehouse's daughter and son -in -law own a five acre <br />parcel taken from the north- central part of the property. <br />Presently it is expected they will retain approximately one <br />acre for their residence with the other four becoming part of <br />the Misty Glen subdivision. <br />The board felt there may be a need for a through street on <br />the east side of the development. <br />Park dedication has been met. Al Schrader will pay a $400.00 <br />fee per lot and three feet from the curb a four foot wide <br />sidewalk will run on the north -south street. <br />Charles Prokop stated that this is zoned R -1 and that <br />manufactured housing is not permitted in R -1 zoning. Al <br />Schrader stated that there are many different standards of <br />manufactured housing. The manufactured homes in this <br />subdivision would meet all code qualifications of any <br />standard stick home. Schrader went on to say that some <br />people prefer manufactured homes and that there wasn't alot <br />of difference. <br />Charles Prokop asked Mr. Schrader to meet with city staff and <br />city engineer to discuss street patterns. <br />Ron Stahlberg suggested a concept plan should be created <br />showing street patterns for this whole area. The city needs <br />a future street pattern to follow as growth occurs. <br />Page 6 <br />
