• <br />PLANNING & ZONING MEETING <br />October 11, 1989 <br />CONCEPT PLAN FOR WILLOW PONDS - SINGLE FAMILY SUBDIVISION /D. <br />ERICKSONS. <br />Tom Veenker from Merrill & Associates presented the board <br />with several concept plans. D. Erickson presented the board <br />with his recommended outlay depicting 26 lots and one outlot <br />for a ponding area. <br />Mr. Miller stated that the majority of the lots are double <br />frontage lots. <br />The board felt that townhomes would have been ideal for this <br />odd shaped parcel. Single - family homes wouldn't be as <br />desirable because the back yards would be against the <br />freeway. <br />Tom Veinkers reviewed other plans with the board. Other plans <br />had cul -de -sacs on the plan, although the cul -de -sacs were <br />quite long. <br />Charles Prokop stated that he liked the large lot sizes on <br />the plans. <br />The board discussed lot measurements. Several lots were <br />short in depth due to the fact that they are double frontage <br />lots. <br />The developer was asked to modify the plan to meet with city <br />requirements for lot sizes. The corner lots have to be 105 <br />feet wide. <br />Tom Veinkers also asked the board for any comments in regards <br />to the site being developed for commercial uses. <br />Charles Prokop stated that a rezone would be required to <br />allow commercial businesses to locate here and he felt there <br />may be some problems again in this area. <br />After further discussion a motion was made. <br />MOTION: Mr. Chase moved to recommend to City Council <br />approval of a concept plan for Willow Ponds contingent upon <br />the developer redesigning the plan to meet all city <br />requirements for double frontage and corner lots.
