The <br />applicant will comply with the proposed new zoning <br />ordinance. <br />5. The use of the property in this manner will not <br />unreasonably diminish the adjoining property owners <br />value. The developer is agreeing to upgrade the size <br />of his homes in compliance with zoning ordinance <br />amendments pending before the City Council. <br />6. The proposed variance meets with the spirit and the <br />intent of the ordinance. <br />Joyer senconded this motion. The motion was passed with <br />Averbeck and Irwin voting no. <br />MOTION: Prokop moved that action be taken by Kent Roessler <br />within 5 working days to get an application submitted for a <br />variance. Nelson seconded the motion and the motion passed <br />with Irwin voting no. <br />PRELIMINARY PLAT APPROVAL: <br />MOTION: Nelson recommended to the council a variance for <br />the property defined as Lakeview Place with an application <br />to be submitted within 5 business days requesting the <br />variance from the double frontage provisions of our <br />ordinance. The basis for this particular variance was <br />outlined in the previous motion by Prokop relative to the <br />cul -de -sac. Prokop seconded this motion and the motion <br />passed with Irwin voting no. <br />MOTION: Prokop recommended to the council adoption of this <br />preliminary plat and that the developers comply with the <br />pending larger house sizes as follows: <br />3 Bedroom Rambler 1050 sq. ft. <br />2 tt 980 sq. ft. <br />1 1/2 Story 980 sq. ft. <br />Split Foyer /Entry 980 sq. ft. <br />2 Story 850 sq. ft. <br />All dwellings shall have a double garage. <br />* Also, that the variance be finalized on paper <br />within 5 working days. <br />PAGE 8 <br />
