He also had a concern about 2nd Avenue <br />and how far the road will be going. <br />Ron Stahlberg said there is an existing 30 foot easement but <br />they're not going to use it. Regarding watershed questions, <br />Ron said there will be a comprehensive drainage plan for the <br />area. <br />JOHN FITZPARTICK - 7109 Rice Lake Drive - John's question <br />was if he doesn't hook up to water will there be a lien <br />against his property at the time of the sale of his home. <br />Ron Stahlberg explained this would be a very good question <br />for our Attorney Bill Hawkins to answer. Ron said a drain <br />field has to be on your own property. <br />TIM PRINZ - 7125 Rice Lake Drive, and KEN HAFNER - Counselor <br />Realty. - Tim was interested in when their property would be <br />assessed for the streets that aren't in yet. <br />John Miller said he and Ron Stahlberg met with the people <br />that could sub - divide their property. They gave them the <br />opportunity to become involved in the re-- platting. <br />Prokop referred to a letter that Miller wrote to Stahlberg <br />about the new standards on lot depths. A problem exists <br />with lot sizes in Blocks 1, 2, 3, 4, 6, 7, 8 & 9. They are <br />wider than 80 feet in many cases. Mr. Menkfeld would need a <br />variance for the minimum lot size. <br />Irwin discussed the plat not meeting our new ordinance and <br />how it definitely needs a variance. Irwin was disappointed <br />in the boring plat. He would like to see curves in the <br />streets and perhaps a cul -de -sac. <br />KEN HAFNER - Counselor Realty - Ken said we're new to this <br />kind of development. We need to make sure we attract the <br />buyer. He thinks we're making a big mistake to accept this <br />proposal of Menkfeld's plat. <br />John Miller recommended that the Planning and Zoning <br />committee really take time to think about what Alan Irwin <br />said and that they have authority to tell Mr. Menkfeld to <br />re- design his plat. <br />MOTION: Prokop made a motion that the petition for the <br />preliminary plat review application 88 -12 dated 4/5/88 by <br />Mr. Menkfeld - North Suburban Development be denied on the <br />
