• • • PLANNING AND ZONING MINUTES JULY 13, 1988 Section 31 is also noteworthy in that it has only limited street and road development and limited water and sanitary sewer accessibility. The public utilities currently in place along Ash Street or County Road J are not Lino Lakes utilities but Shoreview's i.e. some city residents pay utilities to the City of Shoreview not the City of Lino Lakes. The Lino Lakes utility plans call for the extention of sanitary sewer and water into Section 31 properties from the north. All of the land is in the MUSA boundary. While there are some poperty owners who currently want to sell or develop their land there are others who are not interested and who wish to continue living on their larger parcels. This presents special problems for the City of Lino Lakes and for its planning process. One person from the audience spoke out on this issue. Gene Lundquist - Gene stated he's in favor of the idea of a OFFICIAL CITY MAP. Averbeck joined the meeting at 7:10 p.m. MOTION: Prokop moved to recommend to the City Council an Official City Map be developed for those parcels of section 31 where further urban development is planned based upon the presentation by the City Planner, John Miller, and upon his letter of July 6th. This was incorporated in the motion. The motion carried unanimously. WOODRIDGE ESTATES - CONCEPT PLAN REVIEW (SECTION 31): Rick Carlson represented Carlson Dropps and Associates. Carlson, Dropps and Associates has a purchase agreement for 19.8 acres of land located in Section 31 of the city. The applicant wishes to subdivide the land to permit the construction of single - family dwellings. A concept plan has been submitted to Lino Lakes for Planning and Zoning review. The plan shows 49 lots on the property. PAGE 2
