PLANNING AND ZONING MINUTES JULY 13, 1988 <br />center providing one tree every ten feet. The office and <br />the shop will also be screened with foundation plantings. <br />Orfei's land is immediately east of Arnt Construction. That <br />firm is also planning construction of a shop and that site <br />plan should come before the board in August. In early <br />discussions with the general contractor berming of the Arnt <br />property and similar landscaping and construction were <br />covered. It is believed Arnt will agree to remove its pole <br />barn within the next five years. <br />Rice Creek Watershed District approval has been obtained. <br />MOTION: Nelson moved to recommend approval to the City <br />Council of the site plan review as presented. Crohn <br />seconded the motion and the motion carried. <br />MOTION: Nelson moved to recommend approval to the City <br />Council for the conditional use permit with the four <br />conditions on John Miller's memo on Page 3. <br />1) Fire lanes shall be maintained so that all parts <br />of the property are accessible to emergency <br />vechicles. <br />2) No storage of any flammable toxic or hazardous <br />material shall be permitted. <br />3) Storage shall be limited to equipment and <br />material directly related to the principal use. <br />4) The conditional use permit shall be reviewed <br />annually by the City Council. <br />Averbeck seconded the motion and the motion was carried <br />unanimously. <br />MINOR SUBDIVISION FOR ARNOLD AND ANNA MAY THIES AND VARIANCE <br />REQUEST FOR SUBSTANDARD LOT, APPLICATIONS 88 -23, 88 -24. <br />The applicants own approximately 6 2/3 acres of land on 20th <br />Avenue just southeast of Rehbeins Peltier View subdivision. <br />There are two dwellings on the 440 X 660 foot parcel. Mr. & <br />Mrs. Thies reside in one of the houses and until recently a <br />relative of the applicants lived in the second dwelling. <br />At this time the Mr. & Mrs. Thies wish to sell the second <br />dwelling and a parcel of land measuring 150 X 440 feet. <br />PAGE 5 <br />
