MOTION: Nelson moved to recommend approval to the City Council of the site plan review as presented. Crohn seconded the motion and the motion carried. MOTION: Nelson moved to recommend approval to the City Council for the conditional use permit with the four conditions on John Miller's memo on Page 3. 1) Fire lanes shall be maintained so that all parts of the property are accessible to emergency vechicles. 2) No storage of any flammable toxic or hazardous material shall be permitted. 3) Storage shall be limited to equipment and material directly related to the principal use. 4) The conditional use permit shall be reviewed annually by the City Council. Averbeck seconded the motion and the motion was carried unanimously. MINOR SUBDIVISION FOR ARNOLD AND ANNA MAY THIES AND VARIANCE REQUEST FOR SUBSTANDARD LOT, APPLICATIONS 88 -23, 88 -24. The applicants own approximately 6 2/3 acres of land on 20th Avenue just southeast of Rehbeins Peltier View subdivision. There are two dwellings on the 440 X 660 foot parcel. Mr. & Mrs. Thies reside in one of the houses and until recently a relative of the applicants lived in the second dwelling. At this time the Mr. & Mrs. Thies wish to sell the second dwelling and a parcel of land measuring 150 X 440 feet. PAGE 5
