• <br />• <br />PLANNING AND ZONING BOARD September 14, 1988 <br />explained that problems with overall drainage and with park <br />land and park trails remained to be solved. It was also <br />stated by the planner that because of the rolling topography <br />of the land, the wetland areas, and the waterworks easement <br />through the property, that a planned unit development could <br />be justified. <br />The concept plan showed some lots measuring less than the <br />13,825 square feet required in the R -1X district. The <br />applicant was agreeable to building to R -1X standards. <br />Board member Joyer stated the PUD concept was a method to <br />circumvent the R -1X requirements. Mr. Irwin did not like the <br />narrow lots. Mr. Prokop didn't like the PUD concept and <br />wanted the subdivision coordinated with Woodridge I. Mr. <br />Prokop felt the road location was poor and questioned the <br />dead -end streets. <br />At 8:20 p.m. board member Nelson arrived. <br />The board members agreed that 1) R -1X lot sizes should be <br />maintained, 2) a drainage plan completed for the area, 3) <br />park issues be resolved by the Park Board, and 4) turn- <br />around issues be resolved. <br />DISCUSSION OF WOODRIDGE ESTATES I PRELIMINARY PLAT: <br />The city planner and the city engineer presented this <br />informational item. Issues included park land and an <br />overall drainage plan for the area. <br />Pete Rosenthal, developer of Rohavic Oaks, was present and <br />stated that traffic from the proposed subdivision would <br />enter Rohavic Oaks. Dave Vickers, a partner in Rohavic <br />Oaks, suggested eliminating the north road serving as an <br />exit from Woodridge. He questioned why the city was <br />favoring this developer. <br />Boardmember Nelson stated the road was needed for safety <br />reasons providing more than one point of ingress and egress <br />to the site. Mr. Joyer stated the road was needed to tie <br />the neighborhoods together. Mr. Prokop stated it was <br />necessary to extend and provide maintenance for utilities <br />and for traffic flow. Mr. Irwin concurred with other <br />members and stated a need for the north road. <br />
