• <br />• <br />PLANNING & ZONING BOARD <br />April 8, 1987 <br />Page Three <br />Mr. Irwin voiced his concern that if this subdivision was to be <br />approved, the tract to be taken from one lot and added to the other <br />would have a separate legal description and may conceivable become <br />a separate parcel of land with a separate owner. Mr. Knutson <br />explained that even though the tract would have its own separate <br />legal description, the tract would be added to the neighboring lot, <br />the intent would not be to create a separate little triangle of land <br />which would be of no value to a separate owner since it could not <br />be built upon. <br />MOTION: Mr. McLean moved to recommend to Council approval of a minor <br />subdivision for Glenn Rehbein Excavating, application #87 -6 allowing <br />Tract A, Lot 2, Block 2 (as described on the drawing within the <br />application) to be separated from Tract B and added to Lot 1, Block <br />2. (These lots are in Shenandoah 2nd Addition). This minor subdivi- <br />sion should be allowed with the condition thatthe applicant provide <br />a deed conveying the property and that the subdivision and conveyance <br />be simultaneous. Mr. Prokop seconded the motion which carried unani- <br />mously. <br />Mr. Knutson wanted the Board to have a clear understanding that the <br />deed would show two legal descriptions, although both legal descrip- <br />tions would be owned by one party,. <br />SITE AND BUILDING PLAN - Klosner- Goertz <br />Mr. Goertz appeared before the Board representing his application <br />for an addition to his commercial building in the Lino Industrial <br />Park. He explained that he plans to build the addition to his <br />building and rent the entire building to Advance Printing with a <br />lease and option to buy. The Klosner - Goertz construction company <br />will move to another location in Lino Industrial Park (discussed <br />later this evening). <br />The primary concern of the Board was with regard to the surface of <br />the parking area and loading dock area. Mr. Goertz asked that he <br />not be required to pave the area since the printing operation is <br />only leasing the property - should the printing operation vacate <br />after the lease term, Mr. Goertz would have to remove the pavement <br />should his construction company move back to the building. With re- <br />gard to exterior storage, Mr. Goertz said that the printing operation <br />would not require exterior storage. <br />MOTION: Ms. Nelson moved to recommend to Council approval of the <br />site and building plan for Klosner - Goertz, application No. 87 -7, <br />subject to the following conditions: 1) The surface of driveway <br />and parking areas follow the ordinance including a durable and dustless <br />surface in the rear forty feet south of the building and terminating <br />at the loading dock, 2) the remainder of the back yard be deeded for <br />grass, 3) no exterior storage be allowed on site other than parking <br />of business vehicles. Mr. Prokop seconded the motion which carried <br />with Mr. Joyer voting no. <br />
