• <br />• <br />PLANNING 6 ZONING BOARD <br />August 13, 1986 <br />Page Three <br />MOTION: Mrs. Klaus moved to recommend to Council approval of the <br />site and building plan for Nickelson Plumbing 6 Heating, application <br />number 86 -21, 21233 Olinda Trail North, New Scandia, MN for property <br />at 7540 Fourth Avenue, Lino Lakes due to the fact that the plan seems <br />to have met all concerns of the Planner and Engineer. A six -foot chain <br />link fence is to be erected per the submitted sketch plan; sod is <br />to be established on both sides of the property up to the back part <br />of the building; shade trees of 8 - 10 feet at time of planting are <br />to be used per the submitted sketch plan; signage will be per the <br />current sign ordinance. Mr. Prokop seconded the motion which carried <br />unanimously. <br />MOTION: Mr. McLean moved to recommend to Council approval of the <br />conditional use permit for exterior storage for Nickelson Plumbing <br />aid Heating, application number 86 -21 with the condition that exterior <br />storage be restricted to vehicles used in the business and a maximum <br />of two pick -up loads of micellaneous salvage items associated with the <br />business. Mr. Cody seconded the motion which carried unanimously. <br />CUSTOM CONTRACTING - LAND RECLAMATION CONDITIONAL USE PERMIT <br />Mr. Don Nelson was present to represent this request. Mr. Kluegel <br />explained that the City received numerous calls a couple months back <br />regarding trucks hauling in fill to 6941 LaMotte Drive. In checking <br />into the situation, Mr. Kluegel found that fill was being brought <br />in without the necessary permits and also that damage had been done <br />to the road. Custom Contractors has been in contact with the Public <br />Works Director to satisfy the necessary street repairs. Mr. Kluegel <br />asked to reserve the right to ask for the Engineer's inspection at a <br />later stage in the land reclamation process. <br />MOTION: Mr. McLean moved to recommend to Council approval of applic- <br />ation number 86 -23 from Custom Contractors for a land reclamation <br />conditional use permit to bring fill to 6941 LaMotte Drive, as <br />proposed and somewhat completed as illustrated on documents received <br />as part of this application. The Building Official also reserves <br />the right to have the Engineer inspect the site after bearming and <br />ditching are completed to make sure this imposes no problem on ad- <br />joining properties and assure sedimentation and erosion control. <br />Mrs. Averbeck seconded the motion which carried unanimously. <br />At this time the Board took a ten - minute break. <br />PUDWILL /LIEBERAM MINOR SUBDIVISION <br />Mr. Pudwill and Mr. Lieberam were present to answer questions regarding <br />this request for a minor subdivision. Mr. Pudwill explained that this <br />property is an estate owned by his wife and his wife's sister. The <br />Pudwills wish to retain their half, while the Lieberam's wish to dispose <br />of their half. The Pudwill half (Parcel A) and the Lieberam half (Parcel <br />B) each have 15.9 acres. <br />Mr. Johnson did not feel a "ghost" plat for future subdivison was neces- <br />sary at this time; however such a plat would be recommended should either <br />
