• <br />parcel be divided in the future. <br />PLANNING 8 ZONING BOARD <br />August 13, 1986 <br />Page Four <br />Mr. Prokop asked if each parcel had at least one acre of buildable land. <br />Mr. Pudwill said yes. <br />The applicants were reminded that the Park Board would need to review <br />the subdivision for park dedication purposes. <br />MOTION: Mr. Prokop moved to recommend to Council approval of applica- <br />tion number 86 -24, Ardell Pudwill and Phyllis Lieberam for a minor sub - <br />division of certain property in an estate owned by the two parties be- <br />cause this minor subdivision meets the requirements of the ordinance. <br />The subdivision is to be divided into Parcel A and Parcel B as shown on <br />the survey accompanying the application, each Parcel being 15.9 acres. <br />Any further subdivision would require a "ghost" or "resubdivision" plan. <br />Motion seconded by Mrs. Nelson and carried unanimously. <br />Mr. Kluegel was asked to refer this subdivision to the Park Board for <br />consideration and also to explain the next steps in the approval proce- <br />dure to the applicant. <br />GLEN OTTE - TEXT AMENDMENT ALLOWING CAR WASH AS CONDITIONAL USE IN GB <br />Mr. Johnson reminded the Board that proposed Ordinance 06 -86 is an <br />amendment to the zoning ordinance which would allow a car wash facility <br />in all the General Business districts in Lino Lakes. He also stated <br />that the GB zone appears to be the most appropriate zone for this type <br />of business, and that the amendment would allow it as a conditional use. <br />MOTION: Mr. Cody moved to recommend to Council that the City Code, <br />Appendix B, Zoning Ordinance be amended by adding a car wash facility <br />(automated, self- service, or full- service) as a conditional use in the <br />general business district. The basis for such motion is that the <br />current zoning ordinance under subdivision 15 dealing with the general <br />business districts lists as conditional uses automobile service stations, <br />motor fuel stations, bus and transit services, automobile and truck <br />repair and the like. It would appear that an automated, self - service <br />or full - service car wash facility would be within the intent of the <br />conditional use section of the general business section as now contained <br />in our ordinance. Mr. McLean seconded the motion which carried unani- <br />mously. <br />PAUL WOLTERS - SITE 8 BUILDING PLAN AND CONDITIONAL USE PERMIT <br />Mr. Wolters appeared before the Board representing his application <br />for an amended conditional use because of intensification of business <br />on his property and also a site and building plan review for proposed <br />additions to his buildings. <br />• <br />
