She asked about Z's Pizza, Battery & Tire Warehouse <br />and Mr. Flannagan's operation. Will they have to sell to someone who will maintain the <br />same use? Mr. Short said yes the same or less intense. <br />February 15, 1983 <br />Task Force <br />Page -3- <br />Mr. Stafki - 6981 Sunrise Avenue - Explained the problem he is having trying to split his <br />lot in the Lexington Park Lakeview area. He proposed the ordinance address his particular <br />problem as well as the remaining few lots in this addition that are also corner lots. <br />Gary Duncanson - Luther's Sport Shop - 7860 Lake Drive Mr. Duncanson owns four lots and <br />uses them for his business. Mr. Short asked him to meet with him after the meeting to- <br />night to be sure all the lots will be zoned commercial. <br />Bob Bergren - 108 - 74th Street --He owns the corner lot at Marvey Street and 74th Street <br />and wanted to know what it would take to split his lot in two lots. Mr. Short said a var- <br />iance would be required but it would have to meet all the criteria of the ordinance which <br />also requires hardship of the land. The best time to subdivde is when sewers come in. <br />Mr. Bergren said that essentially if you cannot show hardship of the land a variance <br />will not be issued. The Board felt this was true. <br />Ken Swan - 1050 Oak Lane - Mr. Swan said he had purchased the Heller property with the <br />idea they would repair the main house, tear down the second house and divide the 13+ acres <br />into four or five homesites. Mr. Johnson asked when he bought the proerty did he inquire <br />about the status of the land. He did not recall anyone telling him there was a five acre <br />•inimum lot size after the moratorum. <br />Mr. John Savageau - 1007 Oak Lane - Said the Heller property had been sold as a hardship <br />case at an unbelieveable low price because it could not be subdivided. He felt Mr. Swan <br />was aware of this before he purchased the property. <br />Jerry Blackbird - 8257 Rondeau Lake Road West - Asked what the zoning was proposed for south <br />of Vicki Lane on the west side of Lake Drive. He was told residential. He explained the <br />problem with marketability of property along Lake Drive for residential use. He felt <br />residential uses was not logical in obtaining a good tax base. It seemed unreasonable <br />not to allow any subdivision of lots along Lake Drive that had more than 250 feet of front- <br />age. <br />Irvin Zastrow - 909 Orange Street - Mr. Zastrow said he represented the business in the <br />Lake Drive, Orange Street area. These businesses did not want to be rezoned to resident- <br />ial. <br />Mr. Bohjanen asked what is the proposed zoning of the property the VFW owns on Lilac Street. <br />He was told Expansion Residential. However, Mr. Short explained this property is between <br />the proposed Commercial and Light Industrial areas and felt it could easily be rezoned <br />at a latter date. <br />Mr. Amundson asked if there will be a map available for the citizens to study? Mr. Short <br />said he would prepare maps after the final Task Force meeting. <br />• <br />
