• <br />• <br />June 9, 1982 <br />Planning and Zoning <br />Page Two <br />Mr. Henriksen noted that all the Park Fees have been paid. <br />There was discussion on the Westerly lots which do not have an easement <br />across the back lot lines. These lots had been split and title trans- <br />ferred in 1977 before the restrictions on subdivisions had been applied. <br />Mr. Juleen moved to recommend approval of this Variance noting that this <br />application had been filed before Ordinance #78 went into effect. <br />Seconded by Mr. Goldade. Motion carried unanimoulsy. <br />LOT SPLIT FEASIBILITY - LINDQUIST. <br />Mr. Lindquist presented a sketch for the splitting of his land located <br />on Bald Eagle Boulevard. <br />Mr. Lindquist noted that he had discussed this with Mr. McLean. He also <br />asked the Board to note that the land to the South is platted, as is the <br />land to the North and there is the Lake across the street. There is <br />9.75 acres of land that he is proposing to split. <br />Mr. Prokop noted that the Southeast corner is a developing area and the <br />proposed R zoning may have to be reconsidered. There is also property <br />on either side of 64th Street that a possibility of development exists. <br />Mr. Prokop also noted that this split would not require any new road <br />construction. He felt these were positive points as to the feasibility <br />of this split. <br />Mr. Lindquist noted that he has a buyer for this land but, if is divided,; <br />he can obtain a better price for the land. <br />Mr. Prokop noted the ordinance placing a moratorium on the subdividing <br />of land until the zoning Ordinance and map has been adopted. He <br />suggested that Mr. Lindquist delay action until these documents are in <br />place. <br />The general consensus of the Planning and Zoning Board was that this land <br />split should be delayed until the discussion of the zoning in the area <br />has been cleared through the revision of the zoning ordinance and map. <br />Mr. Johnson said he had had a call from Mr. Neff on the building of a <br />2500 square foot pole building on land just North of Main Street abutting <br />Lake Drive. He asked Mr. Kluegel about this and Mr. Kluegel said he had <br />talked with Mr. Neff and reported that he is talking about storage and <br />an upholstery shop, etc. <br />The general consensus of the Board was that Mr. Neff should appear before <br />the Board to explain this operation. <br />FEASIBILITY LOT SPLIT - HOWE. <br />Mr. Howe reported that this is a three acre parcel = he is proposing to <br />split this in a one acre parcel abutting Bald Eagle Boulevard and a <br />two acre parcel abutting Hobe Court in White Bear Township. He said he <br />had appeared before that Council and he had agreed to grant a 15' <br />
