The applicant shall confer with the City Forester regarding a tree replacement plan and <br />minimizing the loss of existing trees on the site. Tree loss shall be replaced on a 1:1 <br />caliper inch basis. <br />10. A landscaping plan shall be submitted for review by the City Forester. Extensive <br />screening of the site from abutting residential property to a height of six feet shall be <br />included in the landscaping. Native plantings shall be incorporated where recommended <br />by the City Forester, especially around any stormwater facilities. A living screen of trees <br />creating a barrier will be placed on the rear of the property with the stipulation that the <br />City Forester will approve prior to the issuance of the building permit. <br />11. A revised lighting plan shall be submitted showing candlepower distribution at the <br />property lines. Lighting plan for the exterior building walls shall be submitted for staff <br />review and approval. Lighting shall be directed downward and not horizontally or up into <br />the sky. Prior to issuance of building permits, lighting plans must be reviewed by the <br />City CSO for compliance with CPTED recommendations. <br />12. Proper building permits must be obtained prior to construction and 1% of the <br />construction costs must be put in escrow to insure c tion of all site improvements. <br />Prior to issuance of building permits, building pl mush, reviewed by the City CSO <br />for compliance with CPTED recommendation <br />13. All issues discussed in the ngineer's comments of July 9, 1999, must be <br />addressed to his satisfaction. <br />16. The existing building and addition shall have the same exterior. As submitted, the <br />lower walls shall be face brick. The upper walls shall be hardi -plank of ivory color. The <br />roof shall be green. <br />17. A revised site plan must be submitted for review and judged complete before any site <br />grading begins. <br />18. All approvals of the CUP and site plan are contingent upon acquisition of the site <br />from the City and rezoning. <br />19. The new addition shall not be pole barn construction, as determined by the City <br />Building Official. <br />20. These conditions must be met before a building permit is issued. <br />
