• determining whether there is potential for significant environmental effects due to cumulative impacts (or <br />discuss each cumulative impact under appropriate item(s) elsewhere on this form). <br />• <br />There are no current plans for future developments in this area. There are a few rural <br />residential lots to the south of the proposed development along Birch Street with upland <br />areas. It is possible that these could be divided into a few additional lots, maybe 10, if <br />rezoned and connected to public services. Any such development would have access from <br />Birch St. and/or the existing Ruffed Grouse Rd., so no wetland impacts would occur from <br />new roads. <br />It is likely that land east of the subject property, approximately 600 -1000 feet from the island, <br />will develop in the foreseeable future. It currently is owned by the Centennial School <br />District. The District has stated there is not enough upland on the site to support a new <br />school. In fact, the District just constructed a new elementary school elsewhere because the <br />Birch St. site was unsatisfactory. Any development of this District site will have access from <br />Birch St. or other existing roads. <br />The proposed Pheasant Hills Preserve 12th Addition project is not connected to potential <br />development of those sites. <br />30. Other potential environmental impacts. If the project may cause any adverse environmental impacts <br />not addressed by items 1 to 28, identify and discuss them here, along with any proposed mitigation. <br />Environmental impacts, other than those previously addressed in this EAW, are not <br />anticipated. <br />31. Summary of issues. Do not complete this section if the EAW is being done for EIS scoping; instead, <br />address relevant issues in the draft Scoping Decision document, which must accompany the EAW. List <br />any impacts and issues identified above that may require further investigation before the project is <br />begun. Discuss any alternatives or mitigative measures that have been or may be considered for these <br />impacts and issues, including those that have been or may be ordered as permit conditions. <br />Potential impacts or issues identified related to developing the property involve shore land <br />management, storm water runoff, wetland and lake impacts from fill and dewatering, and <br />impacts of bridge construction such as noise and vibration. These issues are discussed in this <br />EAW under the appropriate headings. The following issues will need to be examined further <br />or will require future attention or enforcement: <br />1. The City will require a specific and extensive tree preservation plan for the plat and <br />individual plans for custom graded lots. These are required in the City's newly adopted <br />subdivision and zoning ordinances. <br />2. Erosion control and tree protection measures must be installed before grading begins on <br />• the project.
