AGENDA ITEM 4 B <br />STAFF ORIGINATOR: Mary Kay Wyland <br />DATE: 1/20/99 <br />TOPIC: Don Cisewski, 60 Marvy Street, Site Plan Review <br />COUNCIL ACTION: Simple Majority Vote <br />BACKGROUND: <br />Mr. Cisewski is requesting a site plan review to allow a 28 x 40 (1,120 sq. ft.) <br />garage to be moved onto his property at 60 Marvy Street. The building to be <br />moved is currently located at the corner of Lilac Street and Lake Drive. The <br />removal is necessary to make way for a new motor fuel station /convenience <br />store. <br />The property in question is Zoned Rural and R -1 (see attached section of Zoning <br />Map) and has frontage on both Marvy Street and Apollo Drive. The home is <br />located on the Marvy Street side of the property. The parcel contains 2.45 acres <br />and is allowed up to 2,020 sq. ft. of accessory building for either zoning district. <br />Mr. Cisewski currently has a 484 sq. ft attached garage. The addition of this <br />1,120 sq.ft building is within the requirements of the ordinance as there will be a <br />total of 1,604 sq. ft of accessory building with the proposed addition. The two <br />temporary buildings located on the property will be removed with the placement <br />of this relocated structure. <br />The building inspectors have both inspected the structure to be moved. Some <br />improvements will be necessary to bring the building up to current UBC <br />Standards. Mr. Cisewski has beenfadvised of these improvements and is in <br />agreement. Staff would, therefore, recommend approval of this site plan review <br />with the following conditions: <br />1. Proper building permits are obtained prior to relocation and concrete <br />slab details are provided. <br />2. The structure is brought into compliance with the State UBC including <br />the following improvements: <br />a. the structure is located on a concrete slab <br />b. all wiring is removed or brought up to State Code <br />c. center beam is upgraded or support posts added <br />
