Any new information should attempt to respond to <br />any outstanding issues identified with the previous application review. <br />The architectural design for the revised project must be reviewed by the Town Center <br />Committee. Significant progress was made in defining the architectural elements on the <br />AMOCO/McDonald's project. This should be transferred - directly to the stand -alone <br />McDonald's. <br />As stated above, the previous application has not been acted on by City Council per your <br />requests. Due to state law, the City Council must act on that application on March 22. <br />The staff recommendation will be to deny the application as recommended by the <br />Planning & Zoning Board. There are four options available to you: <br />1. Withdraw the application and submit the new application. <br />2. Request in writing another postponement to allow full review of revisions by the <br />Planning & Zoning Board. The postponement must not limit the time to less than <br />what is needed for full review. <br />3. Allow the City Council to act based on a recommendation for denial and request that <br />the City waive the requirement to wait 12 months before resubmittal after a denial. <br />4. Allow the City Council to act based on a recommendation for denial and wait 12 <br />months before resubmittal. <br />We suggest that option one is the cleanest. Option two carries baggage that will <br />complicate the review. It would seem that options three and four are particularly <br />undesirable from your perspective. <br />As we have informed you in several conversations, a significant revision to the plan <br />constitutes a new plan and must be reviewed as such.
