Floodplain <br />There is no floodplain on the parcel. <br />Development Contract <br />A Development Contract shall be drafted by the City, executed by the City and the <br />developer and recorded by the developer. <br />RECOMMENDATION <br />Staff recommends approval of final plat for Talan Ridge with following conditions: <br />1. All comments from the City Engineer letter dated July 25, 2014 shall be <br />addressed. <br />2. All comments from Environmental Coordinator letter dated August 7, 2014 shall <br />be addressed. <br />3. The following executed documents shall be recorded with Anoka County within <br />90 days of City Council approval of final plat: <br />a. Final Plat <br />b. Development Contract <br />4. The following executed document shall be approved by the City Council prior to <br />issuance of a Grading Permit: <br />a. Development Contract <br />5. The following items shall be submitted to the City prior to issuance of a Grading <br />Permit: <br />a. Revised plans based on staff comments. <br />b. Executed Declaration for Maintenance of Storm Water Facilities, if <br />applicable. <br />c. NPDES Permit, if applicable. <br />d. RCWD Permit. <br />e. Securities and Escrows as detailed in the Development Contract. <br />f. Grading Permit Fee of $150. <br />6. The following items shall be submitted to the City prior to issuance of a Building <br />Permit: <br />a. Revised plans based on staff comments. <br />b. An electronic PDF of the final approved plans. <br />c. Building Permit Fee as determined by the Building Official. <br />d. An as -built survey of the grading. <br />7. The existing house shall hook up to the municipal water system prior to issuance <br />of any building permit. <br />8. The existing well shall be properly capped and abandoned or disconnected from <br />the house if used for irrigation purposes prior to the issuance of any building <br />permit. <br />9. The final plat shall be resubmitted to Anoka County Surveyors Office for review. <br />C� <br />
