City of Lino Lakes <br />Park Board Meeting <br />June 7, 1999 <br />proposed concept plan is something that can be supported to <br />accelerate the development of the Behm's Century Farm Park. <br />However, any agreement to reduce the existing size of this park <br />area is directly related to the future park to the north of the <br />Behm's Century Farm Development. <br />It needs to be very clear that the reason the City is able to <br />reduce the size of the Behm's Century Farm Park is a commitment <br />from the developer and City to provide a more "destination" park <br />as development to the north occurs. This future park may include <br />a baseball field, basketball court, hockey rink, tennis courts, <br />etc. <br />Mr. Gary Uhde, Developer for the project, came forward and <br />reviewed the revised plan. He noted the homes fronting Mustang <br />Lane have been reduced to four allowing for a clear view to the <br />park. A trail connection has been included. Landscaping along <br />Mustang Lane has been increased. <br />Mr. Uhde added he is hopeful of beginning the park improvements <br />this year. <br />Paul asked if Mr. Uhde had spoke with the two most affected <br />homeowners. Mr. Uhde stated he did speak with those homeowners <br />most affected and the two prospective homeowners. The homeowners <br />indicated they would rather not have any homes there but the <br />revised plan does address the majority of their concerns. They <br />have indicated they are in favor of the park improvements. <br />Paul asked about the size of the lots on Palomino Lane. Mr. Uhde <br />stated the width of the lots are 80'. <br />Jeff asked about the dollars involved regarding the new <br />configuration. Mr. Uhde stated the lots on Palomino Lane will be <br />lower in value because of the pipeline. He stated he is however, <br />still committed to the same amount of park improvements. <br />Paul asked about the cost of the improvements in relation to the <br />value of the improvements. Mr. Uhde stated he is making an <br />$80,000 commitment. The value of that is equivalent to $100,000 <br />- $110,000 if the city would coordinate the improvements. He <br />stated if the improvements are less than that he will make it up <br />in cash. <br />2 <br />
