Final utility, grading, and drainage plans must obtain approval from the City Engineer <br />prior to site grading or building permit. <br />6. A new landscaping plan shall be submitted that includes the recommendations of the <br />City Environmental Specialist and obtain his and the CSO's approvals before <br />building permit is issued. <br />7. The applicant is responsible for obtaining all County approvals for work in the <br />County right of way. This includes supplying information required by the County. <br />The applicant must submit to the City proof of such County approval before site <br />grading begins or building permit is issued. <br />8. The parking spaces shall be redrawn as follows: Option one, make them 90- degree <br />spaces and move them closer to the building. Curb stops should be installed to <br />provide safe pedestrian entry into the building. The traffic lane would then be two <br />way. Option two would be to shift the orientation of the eight spaces so that they are <br />at 45- degrees but vehicles enter them from the building side. This will create a one- <br />way traffic lane moving west between these spaces and the building. Traffic then <br />continues around the west side of the lot, and moves east along the lake side. <br />9. A new site plan shall be submitted with the parking changes described above, and the <br />correction to the labeling of the OHWL and the wetland edge. <br />OPTIONS <br />1. Approve variances for setbacks from OHWL for building and parking lot as indicated <br />on the site plan, with the conditions listed in this report, based on the findings. <br />2. Approve variance to reduce the number of parking spaces to 78, with the conditions <br />listed in this report, based on the findings. <br />3. Approve site plan with the conditions listed in this report. <br />4. Deny applications. <br />RECOMMENDATION <br />Options 1, 2, and 3. <br />
