As part of the forthcoming subdivision consideration, a determination should be made that <br />applicable PSP District lot and yard requirements have been satisfied. <br />Building Height. Within PSP Zoning Districts, no building may exceed 45 feet in height. <br />While the proposed building appears to satisfy the applicable maximum requirement, a <br />scale is not referenced on the submitted building elevations and should be subject to <br />verification. <br />Green Area. The Zoning Ordinance stipulates that a minimum of 35 percent of the site <br />must be devoted to green area (i.e., open space, yard, and /or landscaped area). Because <br />the limits of the lot upon which the structure is to exist have yet to be defined (through <br />subdivision), a determination as to conformance with this requirement cannot be made. <br />As a condition of site and building plan approval, a minimum of 35 percent of the subject <br />site must be reserved as green area. <br />Landscaping. The placement of site structures and parking areas is directly responsive <br />to the location of existing (significant) trees upon the site. In this regard, a specific design <br />objective is the retainment of valued trees which presently exist upon the subject property. <br />The submitted site plan illustrates both existing and proposed vegetation on site. <br />According to Ordinance requirements, the mandatory landscape plan must specify plant <br />variety, location and size. While the site plan identifies both tree types and locations, <br />sizes have not been indicated. As a condition of site and building plan approval, tree sizes <br />should be specified. Additionally, a determination should be made that site landscaping <br />complies with specific landscaping guidelines established for the Town Center Village. In <br />this regard, the landscape plan should be subject to review and approval by the Town <br />Center Architectural Review Committee, City Forester, and CPTED Officer. <br />Off - Street Parking.
