MN 55110 612 490 - 2000 800 325 -2055 <br />ARCHITECTURE • ENGINEERING • ENVIRONMENTAL • TRANSPORTATION <br />RE: City of Lino Lakes <br />I -35W / Lake Drive Traffic Study <br />SEH No. A- LINOL9810.00 SFTR <br />This letter is a follow -up to last week's memo, dated May 6, regarding the traffic issues for the <br />development in the northeast quadrant of Lake Drive and I -35W. The intention of the fast memo was <br />to give you some quick feedback regarding the development. This letter is meant to restate and <br />supplement the information contained in that memo with regards to the internal circulation and the <br />access to Lake Drive. <br />The site plan shows the development divided into two phases. Through our conversations, it was <br />made clear that Phase I would most likely also be divided into two parts, of which I will call Phase <br />A and Phase B. It is not entirely certain which developments would be included in Phase A versus <br />Phase B. Therefore Phase I as a whole was used for trip generation purposes. <br />Phase I contains: <br />• 45,000 SF Grocery • • 78,000 SF Retail <br />• 11,500 SF Restaurant <br />• 4,000 SF Gas/Convenience store <br />• 6,000 SF Bank <br />Phase II is proposed to contain: <br />• Assisted Living <br />• Movie Theater <br />• Big Box Retail <br />There is only preliminary information available for Phase II. The size of these developments are not <br />known at this time. Because of the limited information, I am not able to calculate the number of trips <br />which would be generated by these developments. It was indicated that the Assisted Living would <br />be located in the northern third of the Phase II land. It is safe to assume that the traffic generated by <br />this development will access the site from 77th Street and will not affect the traffic issues of the Phase <br />SHORT ELLIOTT <br />HENDRICKSON INC.
