It is assumed that theater would be located in the center third of the site. The traffic generated <br />by the theater may access the site by either Apollo Drive or 77th Street. The traffic peak for a theater <br />is later than the peak for the surrounding developments and the adjacent street. Therefore, the traffic <br />generated by the theater should not adversely affect the operation of the access driveways. Since the <br />size and the exact nature of the Big Box Retail is not known, it is difficult to determine the traffic <br />impacts. One assumption that can be made, is that the traffic generated by this development will <br />impact the Phase I portion of the site and the operation of the access drives. How much impact it will <br />have cannot be determined. <br />I have listed a few concerns and comments below, which we can discuss further at our next meeting: <br />1. The buildings are arranged in a way which create a lot of crossing traffic. This layout also <br />makes it difficult for people to park once and walk to more than one store. <br />2. The driveway south of the main access is too close to the freeway ramp. Lilac Street will <br />be closed across from this access, therefore this access shouldn't be there. Additionally, <br />the bridge over the freeway, when rebuilt, is proposed to be 4 -5 feet higher than its present <br />elevation which may affect the geometries of the north ramp intersection and the <br />touchdown points of the bridge. <br />3. The current configuration of the two access drives between Apollo Drive and 77th Street <br />does not allow for smooth traffic flow through and around the drug store. The access <br />should be combined into one driveway with channelization. <br />4. An access drive between Apollo Drive and 77th Street would remove some of the right <br />turning traffic from the Apollo Drive intersection. The access will most likely be limited <br />to right turn only. <br />5. The area around the Drug store does not have good circulation. Traffic entering or exiting <br />the site at the access drives would be conflicting with parking traffic. Drive aisles should <br />be created for the vehicles using the access drive onto Lake Drive. <br />6. The access to the fuel/convenience store is very close to the Apollo Drive intersection. <br />Traffic exiting the development will block the gas station driveway, malting it difficult to <br />turn left into the site. To address this, the access could be eliminated, made right -turn only, <br />or moved east and provide a left turn lane. <br />7. The exit from the bank drive -in should be narrowed down to one or two lanes at the point <br />where traffic would enter the main site road. <br />8. The bank shares an entrance with the retail which is located west of it The bank customers <br />may not realize which entrance to use to access the bank. The access may be moved to the <br />east. and the drive -in reconfigured. <br />
