5. Revise street layout for future subdivision phases per City Engineer's comments. <br />The future street layout must provide a lot and block design that conforms with City <br />standards. <br />6. Revise Block 2 in Phase I to reduce its block length below 1,500 feet. Provide <br />pedestrianways through blocks having a length in excess of 900 feet. <br />7. Applicant must demonstrate that all lots will have 10,800 square feet of buildable <br />lot area exclusive of wetlands. This should apply to both the lots in the preliminary <br />plat and the concept plan. <br />8. Provide adequate lot width for Lot 6, Bock 3 and Lot 3, Block 4 to provide a <br />landscape buffer yard along County Road 81 and a workable building pad. <br />9. Reconfigure Lot 3, Block 4 to provide an average lot depth of 135 feet per <br />ordinance. <br />10. Illustrate a three acre park land dedication in conjunction with the plat. The park <br />land must be buildable and expandable in conjunction with future development. <br />11. Rice Creek Watershed and City Engineer approval of the grading and drainage <br />plan. <br />12. City Engineer approval of the utility plan. <br />Option 2: <br />If the Planning Commission wishes to review the revised plat that addresses the Option <br />1 conditions prior to making a recommendation to Council, the Planning Commission may <br />choose to continue action until the next Planning Commission meeting. This action would <br />be subject to the following conditions: <br />1.
