1. The proposed action has been considered in relation to the specific policies <br />and provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br />In review of the existing Comprehensive Plan, the following items are supportive of <br />the rezoning: <br />a. The site is located within the current MUSA. Having a MUSA allocation, the <br />site is eligible for utility availability. <br />b. The current Land Use Plan proposes the site for single family development. <br />The requested R -1 zoning is consistent with this land use designation. <br />c. Municipal utilities are available to this site from the Clearwater Creek 2nd <br />Addition immediately to the north. <br />d. The proposed R -1 zoning is consistent with the R -1 zoning designation <br />located to the north. <br />2. The proposed use is or will be compatible with present and future land uses <br />of the area. <br />a. The proposed R -1 zoning is consistent with the R -1 zoning of Clearwater <br />Creek 1st and 2nd Additions. <br />b. The existing MUSA extends south beyond the proposed site indicating that <br />municipal utilities will be extended further south in the future to <br />accommodate urban development. <br />c. The existing Land Use Plan proposes single family land uses for the subject <br />site and land to the south suggesting similar land use patterns. <br />3. The proposed use conforms with all performance standards contained herein. <br />The proposed subdivision will be evaluated later in this report. The plat will be <br />required to meet or exceed the performance standards of the Lino Lakes Zoning <br />and Subdivision Regulations. <br />4. The proposed use can be accommodated with existing public services and <br />will not overburden the City's service capacity. <br />Municipal utilities are immediately available to the subject site from Clearwater <br />Creek 2nd Addition. The utility infrastructure has been designed to accommodate <br />Page 4 <br />
