PHASE 2: DETAILED MASTER PLANNING $40,000 <br />(non including Task 9) <br />5] Refined Master Plan <br />$15,000 <br />We will develop a Refined Master Plan (at 1" =100') that describes land uses /intensities, <br />building /open space configurations, and circulation patterns. The Refined Master Plan will be <br />based on City preferences, the market economics analysis, and technical feasibility's (grading and <br />drainage assessments by a civil engineer are advised). A statistical summary will accompany the <br />Master Plan and describe floor area, unit counts, and parking for commercial, residential and civic <br />elements. A shared parking analysis will be performed. An interim sketch of the Master Plan will <br />be provided for review by City staff and the team's market economist. We will also coordinate <br />with the project's civil engineer (to be retained by the City) as they prepare a Tentative Map. <br />6] Street Sections and Parking $4,000 <br />Critical street sections developed in Phase 1 will be revised and expanded to include all streets in <br />the area. In addition, critical intersections and critical parking configurations will also be <br />analyzed and illustrated. We will coordinate closely with the City's public works and fire <br />departments to ensure acceptance of these materials. <br />Products: Revised and Expanded Street Sections <br />Intersection Plans <br />Parking Analysis <br />7] Parks and Open Space Schematic Design <br />$6,000 <br />We will refine the open space framework diagram developed in Phase 1 and finalize a schematic <br />plan for the "village green." We will also develop two additional schematic plans for other active <br />open spaces, such as linear parks, pocket parks, tot -lots or amphitheater areas. Techniques for <br />maintaining mature woodlands, encouraging naturalized solutions to drainage, and taking <br />advantage of scenic views will be diagrammed. <br />Products: Revised Open Space Framework Diagram <br />Village Green Schematic Plan <br />Two Additional Schematic Plans <br />8] Typical Lot Plans and Building Types Studies $10,000 <br />To help finalize the Master Plan and communicate its built character, we will diagram schematic <br />lot plans for various residential, commercial and mixed uses. These studies will show the product <br />type for a given lot size along with its typical massing, entry pattern, sectional relationships and <br />parking configuration. <br />Products: Building Type Diagrams for Prevailing Llses <br />Site Plan Diagrams for Prevailing Uses <br />9] Optional Renderings <br />Bird's- eye - $4,000; Street level - $2,500 <br />Perspective renderings are valuable public presentation marketing resources. Bird's -eye and street - <br />level perspective renderings will be prepared which illustrate key views of and within the project. <br />10] Public Presentation and Working Session <br />$5,000 <br />An Associate will travel to Lino Lakes to present Phase 2 materials to the community, and discuss <br />needed refinements with City staff so that materials can be finalized. <br />Products: One -Day Visit, Public Presentation & Working Session with staff. <br />
