CYAN <br />BACKGROUND <br />The site has historically remained undeveloped largely due to access and earthwork activities <br />necessary to develop the site. A number of proposed projects in the past have eyed the parcel as <br />one that would be a part of major redevelopment of the area. However, lack of public support <br />and financial backing of the developers have caused the past- proposed projects to not be <br />progressed. <br />A Neighborhood Meeting was held December 20, 2000 at the Lino Lakes Senior Center, thirty- <br />six (36) Lino Lakes residents attended. A survey form was offered to all attending to provide <br />written states about their concerns toward the project. Exhibit G has all surveys returned to the <br />APPLICANT at this time. <br />THE PROPERTY as PROPOSED DEVELOPMENT <br />The PROPERTY is an irregular shaped parcel bound on three sides by abutting properties to the <br />north, south and east. Lake Drive (County Road No. 23) is to the west. Right of Way dedication <br />for widening of Lake and construction of Apollo Drives is planned, with actual amount of lands <br />to be dedicated to be determined later. <br />PROPERTY description is as follows: <br />That part of the South Half of the Southeast Quarter of Section 8, Township 31 North, Range 22 <br />West, and Lot 15, Auditor's Subdivision No. 134, Anoka County, Minnesota, described as <br />follows: Commencing at the intersection of the South line of Section 8, Township 31 North, <br />Range 22 West, Anoka County, Minnesota, and the Easterly right of way line of Old Minnesota <br />Highway No. 8; thence Northeasterly along said Easterly right of way line of Old Minnesota <br />Highway No. 8 for 444.0 feet to the point of beginning of this description; thence East and <br />parallel with said South line of Section 8 for 413.00 feet; thence Southwesterly and parallel with <br />said Easterly right of way line of Old Minnesota Highway No. 8 for 209.00 feet; thence East and <br />parallel with said South line of said Section for 812.00 feet, more or less, to its intersection with <br />the Northwesterly right of way line of Minnesota Interstate Highway No. 35W; thence <br />Northeasterly along said Northwesterly right of way line of Minnesota Interstate Highway No. <br />35W to its intersection with the East line of said Section 8; thence North along said East line of <br />Section 8 to the Northeast corner of South Half of Southeast Quarter of said Section 8; thence <br />West along the North line of said South Half of Southeast Quarter of Section 8 to its intersection <br />with the Easterly right of way line of said Old Minnesota Highway No. 8; thence Southwesterly <br />along said Easterly right of way line of Old Minnesota Highway No. 8 to the point of beginning. <br />EXCEPTING THEREFROM THE FOLLOWING 3 PARCELS: <br />EXCEPTION NO. 1 <br />That part of the Southeast Quarter of the Southeast Quarter of Section 8, Township 31 North, <br />Range 22 West, and that part of Lot 15 of Auditor's Subdivision No. 134, Anoka County, <br />Minnesota described jointly as follows: <br />PARSONS <br />TRANSPORTATION GROUP <br />Bartan•Auhman • Da luuw.
